Patson has a successful 30+ year history with this 45,000 sq.ft. office building, which occupies a prime location in downtown Burlingame, California.
Patson was the original developer of the building, having purchased the vacant lot in 1985 on an off-market basis. The building was conceived and completed under a joint venture with Kyle Stewart Ltd. and the Felix Fenston Trust. The building opened with important pre-leases to H.A. Enan and Co. and Prudential Bache Securities.
In 1988, shortly after construction of the building was completed, Hong Kong-based South Holdings purchased the building and retained Patson as manager. This deal initiated our long friendship and partnership with South Holdings which continues to this day.
In 2018, after 30 years managing the property on behalf of South Holdings, Patson re-purchased 1440 Chapin under a joint venture with Pacific Coast Capital Partners. The property continues to be a leader in the Burlingame office market.
